Pre-Listing Inspections

The 2020 Spring Market is upon us! At Capital Region Home Inspection, one of our primary goals is to give our clients peace of mind throughout the home inspection process. A part of this peace of mind that is sometimes overlooked is to give the Seller peace of mind during this time as well.

 

Because of this, one of the services that we gladly provide are Pre-Listing Inspections. These can be incredibly beneficial to the sellers for the following reasons: 

 

  1. Knowledge: Know what defects exist in the home.

  2. Repairs: Determine which defects will be cost effective to repair before listing.

  3. Safety: Be alerted to any major safety issues in the home (ex. Radon or Termites) that need to be repaired immediately.

  4. Preparation: Know what to expect from the Buyer’s inspection. By having a Pre-Listing inspection, the Seller will know the defects that will be called out.

  5. Negotiation Power: Disclosing larger defects in the home that the Seller chooses not to repair will weed out buyers that aren’t willing to take on the repairs themselves.
